| The first step in a development is to do a site analysis. This encompasses the client's desires and expectations. It also includes the standards of the community in which the site is located. Detailed analysis of the physical nature of the site (water, soil, climate, geology, and human cultures) is also important. The second step is to adapt the external standards of the client's project (franchises, etc.) to create a realistic expectation of what the site will support and build the project pro-forma based on that analysis. Based on the particular project, this step may be repeated several times with other steps until the development's conceptual plan becomes a viable project. | |||||||||
